Real Estate Property requirements
The following are the requirements that must be presented for the property to carry out its legal adjudication:
- Property history duly registered in the public registry of Property and Commerce.
- Current property tax bill.
- Proof of property non-debt (in the case of not having the previous Bill).
- Land Register certificate (3 months maximum validity).
- Proof of cooperation non-debt for construction work.
- Proof of nomenclature (in case the property is more than 10 years old).
- Proof of water non-debt, issued by CAPA and / or Proof that it does not have said Service.
- In the event that it belongs to a condominium property regime, proof of current condominium fees is required.
- Proof of ZOFEMAT, in case of adjoining the federal maritime land zone.
- Judicial file with instruction letter addressed to the notary.
Applicant requirements
The requirements that the applicant must present to carry out the judicial adjudication of a Real Estate property are listed below:
Individual and / or Legal Representative:
- Two valid IDs (INE, Passport or Professional ID).
- General information (Place and date of birth, marital status, occupation and current address).
- RFC and proof of tax situation.
- CURP.
- Current proof of address (no more than 3 months).
IN THE EVENT THAT ANY OF THE PARTIES IS A COMPANY
- Creation of partnership.
- Power of the representative, administrator and / or legal representative.
- Company´s RFC and proof of tax situation.
- Company´s Proof of address.
